Strengthening Community Through Partnership: Lakeshore Foundation
Our work is continually rewarding thanks to the clients we have the privilege to serve. Among Birmingham’s most respected institutions, Lakeshore Foundation stands as a historical and influential community pillar. Their campus dates back to 1925, when it was built as the Jefferson Tuberculosis Sanatorium. The facility was repurposed in 1973 as the Lakeshore Rehabilitation Hospital. Many of its original stone and brick buildings, some added through New Deal–era programs in the 1930s, preserving the site’s rich legacy. We are proud to partner with Lakeshore Foundation on the successful lease of one of their historic campus buildings, a project that exemplifies the value of strategic collaboration.
Unlocking Potential
Located at 3830 Ridgeway Drive, the property remained on the market for some time, waiting for the right opportunity for thoughtful reuse. Our team worked to identify a tenant who not only saw the potential of the space but also appreciated the historical significance of the property and campus. Their renovation plans incorporate 1930s-inspired finishes, honoring the craftsmanship and character of the campus’s original design.
This partnership resulted in a tenant uniquely positioned to breathe new life into the building, preserving its historic integrity while adding lasting value to the Lakeshore campus.

The Lakeshore Foundation showed foresight and flexibility throughout the leasing process, trusting us to lead the strategy while staying aligned with their long-term campus vision. The tenant was equally engaged, bringing a clear concept, desired amenities, and adaptability as plans evolved. This shared commitment enabled us to balance both parties’ goals and deliver a seamless result. As Cathy Miller, Lakeshore Foundation’s COO and CFO, noted, “Welcoming a distinctive tenant to the Lakeshore campus is an exciting milestone and a reflection of our continued investment in the community.”
