One Year in the Burger Phillips Building: How Intentional Space Shapes Our Work
A year ago, Tessa Commercial Real Estate and Opportunity Alabama’s OPAL Fund moved into the newly redeveloped first floor of the historic Burger Phillips Building. We had the privilege to help envision, plan, and bring this project to life.
For us, this space has always represented more than a change of address. It’s a reflection of who we are as a firm and the kind of work we’re passionate about - revitalizing underutilized properties, investing in Birmingham’s core, and creating spaces that inspire collaboration and growth.
Breathing New Life into a Birmingham Landmark
Once vacant for nearly two decades, the Burger Phillips Building stood as a reminder of downtown’s potential. Built in 1924 and later revitalized in 1933 to house the Burger Phillips department store, the building fell largely silent after 1975. Through this redevelopment, what was once dormant has become a hub of creativity, community, and shared purpose.
Tessa and OPAL came together not only as development partners but also as co-owners and tenants of the building, proving firsthand how intentional design can transform the way teams work and connect.
Our shared goal was to create an environment that tells a story: one that honors Birmingham’s architectural history while embracing the innovation and inclusivity that is shaping its future.
Space That Reflects Purpose
The office was designed to work for us and with us. From open-concept work areas to flexible meeting spaces, the design encourages both focus and fluid collaboration.
- The front gathering area has become our go-to space for community meetings, small client events, and collaborative sessions with local partners. 
- Our conference space is intentionally bright and adaptable, allowing for everything from brainstorming to strategy sessions. 
- Shared spaces with OPAL have sparked spontaneous conversations and creative collaboration - proof that proximity fuels partnership. 
Beyond functionality, the space embodies our brand: clean, intentional, and grounded in authenticity. We wanted it to feel like Tessa; where timeless design meets forward-thinking energy.
A Living Example of Our Work
Being both developer, co-owner, and occupant has given our team a unique perspective. This experience has taught us not only how to apply these principles to our own business but also how to bring the same impact to our clients. Our work here is living proof that our process delivers results. The space has become not just an office, but a showcase of what’s possible when design, purpose, and place come together.
